Renovations & Retrofitting on the Rise

RETROFITTING-RENOVATING-PAGE-HEADER

As we have seen over the last few years, new construction is no longer the go-to solution for construction developers. A combination of economic and social factors has shifted the commercial real estate market away from new construction, and into renovating and recreating existing spaces. With more developers ultimately choosing renovations and retrofitting over new builds, industry experts predict 80% of today’s structures will continue to exist in 2050.

The reality is that corporate offices are resizing and reusing existing buildings. With high interest rates, an unstable economy, and a growing human desire to preserve, renovating and retrofitting make sense. As our Design team has highlighted in the 2026-2027 Trend Forecast, sustainability and accountability trends are large drivers of today’s designs. By repurposing existing spaces, we see these trends at work. Developers are saving money, and property owners and tenants are often able to preserve history, reuse resources, and feel good about creating an authentic, newly renovated space that doesn’t feel wasteful.

All of these insights point to the fact that the trend to renovate isn’t going away anytime soon.   In an article from ConstructConnect, the author cites predictions of a 67% jump in U.S. renovations by 2030. Although overall renovations may be curbing from the significant growth seen in the last few years, renovating will continue with a strong focus on functional and necessary updates to promote progress.

Renovation Trends Across Industries

Renovations are seen across all industries - from hospitality to healthcare. Refreshing spaces is commonplace in retail for both storefronts and restaurants, while others, like hotels, plan for renovations as a part of their business model. The following trends are driving a continued need to revamp spaces in new ways.

Adaptive Reuse
Adaptive Reuse is when a space is transitioned into a different use than it was initially intendedAcoustic Clouds for. This is most common among large existing structures, occupying prime locations. For example, rehabilitating an old industrial building into a retail space, or a retail mall renovated into a space that provides both housing and corporate offices. The adaptation of old buildings for “mix-use” projects is becoming more common as developers seek to leverage large spaces more efficiently. Prime lots of land that were previously occupied by large-scale businesses, or retail venues that are no longer needed or substantiated in today’s landscape, can be converted for a mixture of more useful retail, housing, office, and healthcare entities. These projects become an ideal use case for architectural panel systems, offering modular flexibility to easily modify and accommodate various layout needs, as well as provide sound control and wall protection. Acoustical solutions also offer various products to improve sound for the new use of renovated spaces.

Supporting Emerging Metropolitan Areas
Renovation and retrofitting architectural solutions will be required among rapidly developing cities and regions with high-growth potential. Reconstruction projects are necessary in these areas as fast-paced growth drives the need for quick and efficient turnarounds. Regions that areCustom Digital Wallcovering experiencing rapid job creation, and are well-positioned to capitalize on emerging industries, need corporate and residential buildings to support that growth. Also, markets benefiting from major infrastructure investments become high-potential regions, requiring more adequate spaces for population and corporate investment. In these cases, architects and developers are consistently finding renovating and retrofitting as ideal solutions - modifying existing structures to accommodate rapid metro development. To accommodate accelerated construction demands, architects need to rely on dependable, cost-effective products. Builders can utilize Reatec® Architectural Films as cost-effective alternatives to paint or wood, easily modernizing surfaces - without compromising aesthetics. Digital performance wallcoverings are another modern solution to more easily replicate existing designs, create new ones, or provide the look of alternative finishes, like tile, stone, or brick.

Hardworking, Refreshed Spaces
Across healthcare, workplace, hospitality, and retail, interior solutions are being required to do more—balancing performance, flexibility, and experience. Cleanability and durability remain essential in high-traffic environments. In addition, interiors are Heritage Wood II Performance Wallcoveringplaying a larger role in shaping the identity of corporations and businesses. Healthcare buildings and offices are being stretched to feel more hospitality-inspired, while retailers are looking for elevated, experiential atmospheres. These trends rely on products that offer durability, without the “institutional” looks of the past.

Luckily, today’s product innovations offer architects solutions that are easy to clean, long-lasting, and beautiful! With a vast portfolio of aesthetic options, and superior durability, Performance Wallcoverings can offer an ideal solution. The unique use of textures, patterns, and alternative material substitutions, like Arbor Wood, can also open up new possibilities for a recreated space. Renovations and retrofits alike are most successful with quality products that help the converted space deliver on a fresh take of the existing.

Often the economic, environmental, and social benefits of a successful renovation outweigh those of a new building, and can provide architects, builders, and designers with a completely refreshed aesthetic for their customers.
